Few things are more frustrating in regards to your home, or business than a leaking roof. Intruding water damages insulation, drywall, paint, carpet, personal items, etc. The age and condition of your roof is the deciding factor on whether your roof can be repaired, or should be replaced. Depending on the type of roof system, temporary repairs are sometimes possible even on roofs that need to be replaced. • Shingle Roofs There are numerous causes for leaks on shingle roof installations. Including, shingle deterioration, damage to roof materials (hail, trees limbs, foot traffic etc.)failed flashing,ice dams, improper installation of roof system (or improper materials installed). Shingle / Material deterioration due to age is not repairable. Shingles at the end of their life span will lose granules, become brittle, curl, crack and split. After a windy day, if you notice granules on your walks, or driveway, the shingles are breaking down. There is no cure or repair for this situation, any attempt at repair would be short lived at best. One needs to consider a new roof at this time. Pipe Jacks, Pipe Boots and Attic Ventilation - Break down of these fixtures can be a matter of low quality material used, or failure of the sealant used to keep fixture water tight or damage to the fixture itself by falling objects, foot traffic etc. Plastic components are usually less durable against the elements and can warp, crack, split etc. As long as the shingles are viable, a repair is typically a minor procedure consisting of either re-sealing or replacement.. • Damage to Roof Damage to the roof (non age related) materials can reduce the lifetime of a shingle dramatically. Exposure to unexpected, out of the ordinary conditions can not only shorten the life of the materials but void material and labor warranties. |
In preparation for the roofing process, following are some items to consider: •Traffic: If your old roof is being torn off, we will be placing a full size dumpster, or dumpster trailer as close to your home as possible to minimize debris falling in your yard. We will also have several trucks near your home, we will do our best to keep your access open to your driveway. This may mean that we will have to park one or more trucks in front of your neighbors home. If you are concerned that your neighbors will feel inconvenienced, you may want to notify them of the work being done so they are prepared. •Noise: During the roofing process, as with any construction project, there will be noise inside the house and out, that you are not accustomed to. We will be using electric and pneumatic powered tools, along with some hand tools. •Vibration: While work is in progress, we will be loading and moving material, and other operations that will cause vibrations to the interior walls and ceiling of your home. We are very careful and respectful of your property, but total elimination of vibrations is impossible. If you feel that this vibration would cause any disturbance of pictures, or light fixtures such as ceiling fans or chandeliers, you should remove those items from the walls / ceiling to prevent damage. We will be happy to assist you if needed. •Debris: There will be debris from any construction project, most debris comes from a tear off. We try very hard to make sure that all debris is removed from the area the day we tear off, and again when we are finished with the project. We ask that you take precautions while we are there and stay clear of the debris until we have had a chance to remove it. Once we have left, we recommend you inspect your yard for any small nails or wood prior to mowing. •Landscaping: As mentioned before, when we tear off an old roof, debris will fall to the ground, this could include flower beds, shrubs, bushes, if close to your house. We will make every attempt to protect the landscaping you have worked so hard on. We ask that you assist us in this process, by informing us of any particularly delicate items, and suggest or put in place the adequate protection. We are there to enhance the beauty of your home.
